Furnished vs unfurnished in Dubai: furnished apartments typically rent for 15–30% more, and furnishing a 1-bed costs roughly AED 35,000–65,000, so most owners recover the cost in two to four years. Studios and 1-beds in high-demand areas such as Downtown and Dubai Marina pay back fastest. Larger units and lower-rent communities take longer, and sometimes it is better not to furnish at all.

Below are the published 2026 numbers on rent premiums, furnishing costs, payback periods and yields, with a worked example you can adapt to your own unit.

Furnished vs unfurnished in Dubai: does furnishing pay off?

For most studios and 1-beds in central communities, yes. Oliva (April 2026) estimates a 15–25% furnished premium and an average payback of 2.5–3.5 years, falling to about 2 years for a Downtown 1-bed. In outer communities, the same furnishing spend can take four years or more to recover.

The short version:

  • Furnished premium: 15–30% (Real Estate Club Dubai, July 2026); 15–25% (Oliva).

  • Furnishing cost, 1-bed: AED 35,000–65,000 (Oliva estimate).

  • Payback, 1-bed: about 2.0 years in Downtown to 4.0 years in Arjan (Oliva).

  • Net yield effect: Real Estate Club Dubai says furnished units net 1–3% higher yields, though it cites no primary data.

How much more does a furnished apartment rent for in Dubai?

Real Estate Club Dubai puts the furnished premium at 15–30% overall, highest in prime areas and on small units. Its examples include a 32% premium on a Downtown 1-bed and 27% on a Dubai Marina studio. In JVC, the premium falls to 16–19%. These are the publisher's estimates, not official data.

  • Downtown 1-bed: 32%

  • Dubai Marina studio: 27%

  • Dubai Marina 1-bed: 24% (its example: AED 85,000 unfurnished vs AED 105,000 furnished a year)

  • JVC studio: 19%

  • JVC 1-bed: 16%

The pattern makes sense. Furnished tenants in Downtown and the Marina are often new arrivals and corporate tenants who value moving in with a suitcase. In family-oriented communities, more tenants already own furniture.

What does it cost to furnish a studio, 1-bed or 2-bed in Dubai in 2026?

Oliva estimates AED 25,000–45,000 to furnish a studio, AED 35,000–65,000 for a 1-bed and AED 55,000–100,000 for a 2-bed. Ready-made packages can come in lower: GuestReady's Basic package lists a studio at AED 23,000 and a 1-bed at AED 33,000 (September 2026).

  • Studio: AED 25,000–45,000 (USD 6,800–12,250), Oliva estimate.

  • 1-bed: AED 35,000–65,000 (USD 9,530–17,700).

  • 2-bed: AED 55,000–100,000 (USD 14,975–27,230).

Oliva adds that short-term rental furnishing runs 25–35% more than long-let furnishing, and that professional photography costs AED 1,500–3,000. For a side-by-side look at packages and designed layouts, see furniture packages vs hiring a designer.

How long does it take to recover furnishing costs in Dubai?

Oliva estimates an average payback of 2.5–3.5 years, varying by community. Its 1-bed figures run from about 2 years in Downtown to 4 years in Arjan. The formula is simple: divide your total furnishing cost by the extra rent you earn each year.

Oliva's 1-bed payback by community:

  • Downtown Dubai: 2.0 years

  • Dubai Marina: 2.3 years

  • Business Bay: 2.5 years

  • Dubai Hills: 2.7 years

  • JVC: 3.2 years

  • Arjan: 4.0 years

Check it with Real Estate Club Dubai's Marina example: AED 105,000 furnished minus AED 85,000 unfurnished is an AED 20,000 annual premium. Against Oliva's AED 35,000–65,000 range for a 1-bed, payback is 1.75–3.25 years, before any vacancy or replacement costs.

Should you choose a long-term furnished let or a holiday home?

A holiday home can earn more but costs more to run. AirDNA data dated 4 October 2026 shows Dubai short-term rentals averaging USD 179 a night, 69% occupancy and USD 37,200 in annual revenue, roughly AED 136,600 (AirDNA). From that you pay management, cleaning, utilities, permit fees and the tourism dirham.

What a holiday home adds compared with a furnished long let:

  • A DET holiday home licence and permit, plus the tourism dirham. See our holiday home licence guide.

  • Higher furnishing spend: linens, kitchenware, amenities and safety items (Oliva estimates 25–35% more).

  • Utilities included for guests, cleaning between stays, and usually a management fee.

  • Income that moves with seasons and demand, instead of a fixed annual rent.

Furnished long lets suit owners who want predictable income and little involvement. Holiday homes suit owners who accept variable income for a higher potential return, or who want to use the unit themselves part of the year.

Why do studios and 1-beds deliver the highest rental yields in Dubai?

Smaller units cost less to buy relative to the rent they achieve. According to Global Property Guide (Q2 2026 data, updated May 2026), Dubai's average gross yield is 5.53%, with studios at 7.80%, 1-beds at 6.03%, 2-beds at 5.58% and 3-beds at 4.48%.

Global Property Guide calculates these from median asking rents and prices, so treat them as gross, pre-cost figures. It lists Downtown studios at 6.20% and Business Bay studios at 6.49%. Furnishing costs also scale with size, so a studio's furnishing budget is smaller while its premium is often among the highest. That combination is why small units are where furnishing most often pays.

When should you not furnish your Dubai rental?

Skip furnishing when the premium in your community is low, the unit is large, or the tenants you are targeting already own furniture. In those cases, the money is often better spent on paint, lighting and a kitchen refresh that every tenant values.

  • Family-sized units (3-bed and larger) in villa or family communities, where tenants usually bring their own furniture.

  • Communities with low premiums and long paybacks, such as Oliva's 4-year Arjan estimate.

  • Short ownership horizons. If you plan to sell within two years, you may not recover the cost.

  • Tired finishes. New furniture in a unit with stained walls and old lighting won't earn a premium. Fix the shell first; our kitchen upgrade without demolition guide is a good place to start.

Worked example: should you furnish a Downtown 1-bed?

Use the published numbers for your community and plug in your own rent. For a Downtown 1-bed, Real Estate Club Dubai estimates a 32% premium and Oliva a 2.0-year payback. On an illustrative unfurnished rent of AED 100,000 a year, a 32% premium adds AED 32,000 a year.

  • Furnishing at AED 35,000: payback in about 1.1 years.

  • Furnishing at AED 65,000: payback in about 2.0 years.

  • If the premium is only 15%, AED 15,000 a year: payback stretches to 2.3–4.3 years.

The AED 100,000 rent is a round number for illustration, not a market figure. Get a current rent estimate from a local agent for both furnished and unfurnished, and include a vacancy allowance.

Unit size changes the furnishing budget too. The 1-bed we designed at 8 Boulevard Walk, Downtown, is 930 sq ft (86.4 m²). That is bigger than many 1-beds, so it needs more furniture and lighting to look complete. Price your furnishing to your floor plan, not to an average.

FAQ

How much more is a furnished apartment in Dubai?

Real Estate Club Dubai estimates 15–30% more, and Oliva 15–25%. Premiums are highest on small units in central areas, for example 32% on a Downtown 1-bed in Real Estate Club Dubai's figures.

Is it worth furnishing my apartment for rent in Dubai?

Usually yes for studios and 1-beds in high-demand communities, where Oliva estimates payback of around two to three years. It is less clear-cut for large units and outer communities. Run the payback maths with your own rent figures before you buy.

What is the average rental yield in Dubai?

Global Property Guide puts Dubai's average gross yield at 5.53% (Q2 2026), with studios highest at 7.80%. Net yields are lower once service charges, maintenance and vacancy are deducted.

How long does it take to recover furnishing costs?

Oliva estimates 2.5–3.5 years on average, from about 2 years in Downtown to 4 years in Arjan for a 1-bed. Divide your furnishing cost by the annual rent premium to get your own figure.

Should I do a long-term let or a holiday home?

Long-term furnished lets give steady, low-effort income. Holiday homes can earn more but need a DET permit, ongoing management and a higher furnishing spec. A short decision call with your figures usually settles it.
