A furniture package in Dubai costs roughly AED 5,100–40,000 for a studio and AED 7,500–54,000+ for a 1-bed, depending on the tier, according to 2026 market estimates. Packages are the fastest route to a furnished unit. Hiring a designer costs a separate fee, with furniture bought at cost on top, but gets you a layout made for your floor plan and a listing that doesn't look like every other one in the building.
This post compares the two on cost, what's included, timelines and rentability. It does not walk through the furnishing process step by step; for that, see from empty shell to move-in ready.

What does a Dubai furniture package include, and what doesn't it?
Most packages cover the main furniture, a mattress, basic lighting and décor. Airbnb packages add linens, kitchenware and safety items. Large appliances, curtains, smart locks and anything built-in are the items to check line by line. GuestReady, for example, prices large appliances and a smart lock as add-ons.
Questions to ask any package provider:
Are curtains or blinds included, and are they made to measure?
Which appliances are included: washing machine, fridge, oven, microwave?
Is the mattress named and specified, or "standard"?
Are delivery, assembly and packaging removal included?
Can items be swapped if they don't fit the room?
What is the warranty, and who handles damaged deliveries?
How are Airbnb furniture packages different from long-let packages?
Airbnb packages add everything a guest needs from night one. Real Estate Club Dubai says they include linens, towels, kitchenware, bath accessories, décor, safety equipment and styling, while long-let packages usually exclude these. GuestReady says its packages include "mandatory DTCM items" and an initial clean.
If you plan to run a holiday home, the package has to support DET's requirements. Our holiday home licence guide covers the permit and the items commonly required. If you'd rather buy everything yourself, the Short-Term Rental Furnishing Kit (USD 29) gives room-by-room checklists with quantities and an Excel budget tracker.
How fast can a Dubai apartment be furnished and guest-ready?
Package providers are quick. GuestReady lists timelines for an unfurnished unit of 16–18 working days for a studio, 18–20 for a 1-bed, 22–24 for a 2-bed and 28–30 for a 3-bed. A designed project takes longer at the start, because the design comes first, then ordering.
At Desynte, the design is delivered within 14 days of brief approval. After that, timing depends on the supplier lead times listed in the BOQ. Items in stock in the UAE arrive quickly; made-to-order pieces take longer. If you have a hard listing date, tell us during the brief, and we'll specify in-stock items for anything on the critical path.
Where do furniture packages fall short?
Packages are designed for an average unit, not yours. The common problems are layouts that ignore your floor plan, furniture sized for a bigger room, and a look shared by many other listings. For long lets that may not matter. For holiday homes competing on photos, it often does.
Generic layouts. The same items go into every studio, whatever the window, column or door positions.
Unit-agnostic sizing. A sofa that suits a 500 sq ft studio crowds a 385 sq ft one.
Same-look listings. If the provider furnishes several units in your tower, guests scrolling the building see the same room twice.
Little storage planning. Small units need wardrobe and suitcase space designed in, not added later.
Package or designer: what's the cost difference on a 385 sq ft studio?
They are different purchases, so compare them carefully. A package is a furniture bundle at a fixed price. A designer charges a design fee, and you buy furniture separately at supplier prices. On a 385 sq ft (35.8 m²) studio, a GuestReady Basic package is AED 23,000 all-in, while a design fee alone starts around AED 9,000, with furniture on top.
How the two compare on that studio:
Package: GuestReady Basic studio, AED 23,000 including furniture, mandatory items and an initial clean. Appliances extra.
Designer-led: Desynte Design & Sourcing from AED 9,000 (starting price, quoted for a 1-bed), plus furniture and materials at cost from the BOQ. The furniture spend is set by your budget, not the package tier.
What the design fee buys: an on-site measure, a layout for your exact plan, photoreal renders, specifications and an itemised BOQ with supplier prices and lead times.
So designer-led will usually cost more in total than a budget package. Whether it is worth it depends on whether layout and differentiation affect your income. On a holiday home, they usually do. Our furnished vs unfurnished ROI guide shows how to work out what a better unit needs to earn to pay back.
How should you furnish a Dubai apartment from abroad?
Many investors furnish without visiting. It works when one person is responsible for measuring, ordering, receiving deliveries and checking quality, and you sign off from photos and video. The risk is a gap between the people who order and the people who receive. Supplier no-shows and damaged items are where remote projects slip.
Get the unit measured on site. Brochure plans are not accurate enough for furniture.
Pay suppliers directly where you can, so you hold the receipts and warranties.
Agree who receives deliveries and inspects them before signing.
Ask for a video walk-through at handover.
The full sequence is in from empty shell to move-in ready.
Package, designer or hybrid: which should you choose?
Choose a package for a standard-shaped long let where speed matters most. Choose a designer for a small or awkward unit, a holiday home or a unit you want to stand out. A hybrid, with a designed layout plus package or high-street furniture, often gives the best value for investors.
Package: standard layout, long let, tight deadline, budget-led.
Designer: studio or 1-bed with a tricky plan, holiday home competing on photos, owner-occupier, or a unit you plan to sell at a premium.
Hybrid: a designer sets the layout and the key pieces (bed, sofa, lighting), and the rest comes from a package or a BOQ you buy from yourself.
