Updated October 2026
Interior designer cost in Dubai depends far more on how the designer charges than on the size of your apartment. In 2026, published guides put design fees at 10–20% of the project budget, AED 250–900 an hour, or a percentage mark-up on purchases, while fixed-price packages for studios and 1-beds start below AED 10,000. Fit-out works and furniture are almost always billed on top of the design fee.
This guide breaks down each fee model, shows the maths on two real apartment sizes (a 385 sq ft studio and a 930 sq ft 1-bed), and lists the costs most first-time clients forget to budget for.
How much does an interior designer cost in Dubai in 2026?
For a small apartment, expect anything from a fixed fee under AED 10,000 (USD 2,725) to five or six figures, depending on the firm and the fee model. The two most-cited 2026 sources agree on one number: percentage-based fees sit at 10–20% of the total project cost. Everything else varies widely.
Here is what published 2026 sources list:
Percentage of project budget: 10–20%, according to both Real Estate Club Dubai (May 2026) and Algedra (March 2026).
Hourly: AED 250–900 an hour (Real Estate Club Dubai).
Cost-plus: 10–20% added to the price of furniture and materials the designer buys for you (Real Estate Club Dubai).
Per sq ft, design only: AED 175–550 per sq ft, as published by Algedra, a high-end design and build firm. Treat this as luxury-firm pricing, not a market average.
Fixed-price packages: a set fee for a defined scope. Desynte's Design & Sourcing starts from AED 9,000 for a 1-bed (see pricing).
How do Dubai interior designers structure their fees?
Dubai designers use five main fee models: flat fee, per sq ft, percentage of budget, cost-plus and hourly. Each one shifts risk differently between you and the designer. For small apartments, a flat fee with a written scope is usually the easiest to compare and control.
Flat fee. One price for a defined deliverable list. Best for studios and 1-beds where the scope is predictable. Check exactly what is included: renders, specifications, a bill of quantities (BOQ), site visits, revisions.
Per sq ft. Simple to quote, but it scales with floor area rather than complexity. A 930 sq ft apartment is not three times harder to design than a 385 sq ft studio.
Percentage of project budget. Common with full-service firms. The catch is that the designer earns more as your budget grows, so ask how the budget is defined and whether it includes furniture.
Cost-plus. The designer adds a mark-up to everything they buy. It can look cheap upfront and become expensive once the furniture list grows.
Hourly. Fair for short consultations, risky for full projects unless there is a cap. At AED 250–900 an hour, a hypothetical 20-hour project would cost AED 5,000–18,000 before any revisions.
What does interior design cost per sq ft in Dubai, with and without fit-out?
Design-only fees and full fit-out costs are very different numbers, and many online guides blur them. Real Estate Club Dubai lists full fit-out at AED 250–450 per sq ft for basic or rental-grade work and AED 450–900 for a mid-market apartment. Those figures include construction, not just design.
The full ranges published in 2026:
Real Estate Club Dubai (May 2026), full fit-out per sq ft: AED 250–450 basic/rental, AED 450–900 mid-market apartment, AED 900–1,400 premium villa, AED 1,400–2,000+ luxury.
Algedra (March 2026), fit-out per sq ft: AED 240–400 basic, AED 400–680 mid-range, AED 680–1,400+ high-end.
If you only need new furniture, lighting, paint and soft finishes, you are not paying fit-out rates. That is the scope most investors and first-time owners need, and it is where a fixed design package makes the most sense.
What would a studio or 1-bed design project cost in Dubai?
On a 385 sq ft (35.8 m²) studio, published per sq ft and percentage models produce wildly different totals, from around AED 9,000 for a fixed package to six figures at luxury per sq ft rates. Here is the maths, using two apartment sizes Desynte has designed: a 385 sq ft studio at Marina Diamond Tower, Dubai Marina, and a 930 sq ft (86.4 m²) 1-bed at 8 Boulevard Walk, Downtown Dubai.
385 sq ft studio
Algedra's design-only rate (AED 175–550/sq ft): about AED 67,400–211,750 in design fees alone.
Full fit-out at basic/rental rates (AED 250–450/sq ft): about AED 96,250–173,250, design and construction combined.
Fixed package at AED 9,000: about AED 23 per sq ft (9,000 ÷ 385). Furniture and any works are extra, at cost.
930 sq ft 1-bed
Full fit-out at basic/rental rates: about AED 232,500–418,500.
Full fit-out at mid-market rates (AED 450–900/sq ft): about AED 418,500–837,000.
Percentage model: on an illustrative AED 80,000 furnishing and finishes budget, a 10–20% fee would be AED 8,000–16,000.
Fixed package: Desynte's Design & Sourcing starts from AED 9,000 for a 1-bed. Larger or more complex 1-beds may be quoted above the starting price.
The point is not that one model is always cheaper. It is that per sq ft pricing built for villas and full fit-outs makes little sense for a small unit that needs furniture, lighting and surface upgrades.
Why are fixed-price design packages cheaper for small apartments?
Fixed packages are cheaper for studios and 1-beds because the scope is standardised: the same deliverables, the same process and a known number of rooms. The designer prices the work once instead of billing hours or a percentage of whatever you spend.
We have written a full explanation of how this works in Design-as-a-Product: what it is and why it works faster, so we won't repeat it here. The short version: you know the fee, the deliverables and the delivery date before you pay.
What hidden costs should you budget for on top of the design fee?
The design fee is rarely the biggest number. Budget separately for approvals, building deposits, 5% VAT, delivery and installation, and the furniture itself. These items are what usually push a project over budget.
VAT. The UAE standard VAT rate is 5% (Federal Tax Authority). Ask whether a quote is inclusive or exclusive of VAT.
Building NOC and authority fees. Property Finder (September 2025) estimated interior-only approval fees at AED 1,500–2,500 for an apartment, and refundable building-management deposits at AED 2,000–5,000. These are estimates; your building sets its own. See our guide to NOC for renovation in Dubai.
Delivery, assembly and returns. Some suppliers include these, many don't. Get them itemised.
Furniture mark-ups. On cost-plus contracts, a 10–20% mark-up on an AED 60,000 furniture list adds AED 6,000–12,000.
Revisions. Check how many design rounds are included before extra fees apply.
Do you need an interior designer, a fit-out contractor or a furniture package?
A designer decides what goes where and specifies it. A fit-out contractor builds and installs. A furniture package supplies a ready-made set of items. Many small-apartment projects need a designer plus furniture, and only bring in a contractor for surface works such as flooring, paint or kitchen fronts.
Choose a designer if the layout matters (rentals, small units, awkward plans) or you want the apartment to look different from every other listing in the building.
Choose a fit-out contractor if you already have drawings and specifications and just need the works done.
Choose a furniture package if speed matters more than layout and the unit is a standard shape. We compare the two in furniture packages vs hiring a designer.
Desynte works on the design and sourcing side. For turnkey projects, works are carried out by a partner fit-out contractor under their own contract, with Desynte supervising.
How do you brief a designer to get an accurate quote?
The more precise your brief, the closer the quote will be to the final bill. Send a floor plan, photos, your budget for furniture and works, the intended use (own use, long let or holiday home) and your deadline. Vague briefs produce padded quotes.
Floor plan with dimensions, or the developer brochure plan if that's all you have.
Photos or a video walk-through of every room.
A total budget, split into design fee, furniture and works.
What stays: existing furniture, appliances, flooring.
Use case. A holiday home has different requirements from a long let (see our holiday home licence guide).

FAQ
How much does an interior designer cost for a 1-bedroom apartment in Dubai?
It depends on the fee model. A fixed package can start under AED 10,000, while a percentage-based firm charging 10–20% of an AED 80,000 budget would cost AED 8,000–16,000. Luxury firms charging per sq ft can quote far more.
Is VAT charged on interior design services in the UAE?
Yes, design services from a VAT-registered business are generally subject to the 5% standard rate, according to the Federal Tax Authority. Always check whether a quote includes VAT. For your own tax position, ask a registered tax adviser.
Do I need Dubai Municipality approval to redesign my apartment?
Not for furniture, décor or repainting in most buildings, though you should still tell building management. Structural, plumbing, electrical and AC changes usually need a building NOC and an authority permit. Our NOC guide explains which authority covers which areas.
Can I use my own furniture and finishes with a designer?
Usually, yes. A good designer will audit what you have and design around the pieces worth keeping. Tell them upfront so they don't specify replacements you don't need.
What's the difference between an interior designer and a fit-out company?
A designer plans the space and specifies everything in it. A fit-out company carries out the construction and installation works. Some firms do both; Desynte focuses on design and sourcing and works with a partner contractor for turnkey projects.
